    Reconstruction and expansion of an apartment building attic, Berlin-Köpenick LP1-8

    The Müggelseedamm 200 property is located in the Friedrichshagen conservation area. The design of the houses, especially the street side, is therefore subject to maintenance ordinance which preserves the urban peculiarity of the area with its characteristic buildings and structures.

    The 4-storey house from the “Gruenderzeit” has been expanded with new apartments in the attic. Since the existing roof cubature is very low, residential use could only be realized by changing the roof structure towards the courtyard area. Residential use in existing buildings is currently not possible due to the low clearance height in some areas and the roof pitch. The planned renovation provides for the existing roof structure of the top floor to be loosened up with a dormer-like box structured towards the courtyard. Due to the incisions in the form of terraces or loggias / balconies as well as the choice of materials (light construction of the walkways with generous glass elements and a light aluminum cladding of the facade), the exposed dormer band forms the “footbridge to the lake” and thus underlines the maritime atmosphere of the house. The second escape route of the new attic apartments is guaranteed by the Berlin fire brigade being instructed on the rescue platform of the light steel staircase, which is located on the gable wall in the area of ​​the entrance. The open living and dining area supports the generosity of the view inside.
